SERVICES

Full Service Design

PAD Interiors provides professional design services from conception to project completion that can be used to execute all phases of the construction of a new home or remodel of specific spaces within an existing environment. There are various stages involved in the process and we'd like to educate you, our client, on how we go about the implementation of  transforming your space.


1.  Initial Consultation


A meeting with the client is set up to discuss their everyday lifestyle and how that impacts their design needs. The client's individual style is determined  and we can create a good design concept based on these findings.


2.  Site assessment

This is usually included in the initial consultation depending on the type of project and time allowed.  Measurements and assessments of the space are taken. At this time we can consider feasibility of different options.  Additionally this helps us gain a better understanding of the project requirements with regards to labor and material costs. 


3.  Concept Design

Once we have reviewed the space and analyzed your visual tastes, we develop a design concept.  Depending on your budget and scope of the project we like to provide a highly detailed 3D color rendering of the finished space.  “Concept Design” can be a stand-alone service, or it can be one step in a full service design package.  For clients that are on very tight budgets, but really need professional guidance, this is a great option. We can perform the consultation, site assessment, and then return on a separate appointment to present your fully developed color 3D concept design.  Clients have the option to purchase this design from us and use it as a guide when they execute their own project.  In full service design packages however, the “Concept Design” is an early phase in the overall project.


4.  Space plan & lighting plan

 

Before any finishes are specified or orders placed, a floor plan/room layout must be created.  This specifies the dimensions involved re walls, furniture, storage, etc. This service alone can be a lifesaver when buying a new home or re-furnishing an existing one.  It saves the client several hours of research and driving time to various showrooms with a tape measure and notepad.  Depending on the scope of the project, a lighting plan may also be required.  For many people, lighting is commonly addressed at the end of a project, or not at all.  This can make for a very unfulfilling design result.  A beautiful room full of dozens of luxury furnishings is not worth the money if you cannot see it.  A custom designed kitchen is not so magnificent if you cannot see the vegetables you are chopping.  Lighting is not underrated. 

 

5.  Specifications

 

This step is the most time consuming for homeowners when they are doing it themselves.  As an example, in a full kitchen remodel, the following needs to be specified:  flooring, subflooring, paint or wall covering type, ceiling height and finish, plumbing fixtures and configurations, electrical plans, cabinet type, wood and finish, cabinet hardware, cabinet drawer glides, cabinet face style, crown molding type, countertop material and edge profile, backsplash material/layout, tile design applicable (tile style, size, color, orientation), recessed kitchen lighting, under-cabinet lighting, pendant lighting, in-cabinet lighting, appliances, and more.  That is a lot to do.  Some homeowners expect to merely go and choose cabinets and countertops.  Obviously that is a small percentage of the overall project specification requirements.  If a homeowner wants quality, and wants a low stress kitchen remodel, hiring a designer is a must.  We can take care of all the specifications and coordinate choices within the realm of budget management.  Budget management takes just as much time if not more than making the actual selections themselves.  This is a fantastic reason to hire our design company.  You provide a budget, we give you the best options within that budget.  We review all specifications with our clients prior to ordering, and make adjustments, as necessary, to make sure you, the client, is 100% satisfied.  

 

6.  Bids

Over the course of the design process, bids are arranged for any necessary contractors or specialists. These include: builders, carpenters, electricians, plumbers, flooring specialists, tile specialists, home automation specialists, and more.  We have a list of trusted contractors for each service.  Bids for homeowners managing their own project can be quite extensive.  Price shopping contractors means dealing with multiple contractors per task, and juggling the schedules of all those individual contractors within your own time frame.  The bidding phase saves our clients that time and frustration.  Depending on the budget, multiple bids may need to be acquired.  We meet with potential contractors, walk through site, provide drawings, dimensions, etc.  Ultimately the choice of contractor is based on the client, but we can help guide you in the appropriate direction for your needs/budgets

 

7. Time management & Tracking

 

No matter what monetary guidelines clients have set aside for a project, we have found that they sometimes under-estimate the time aspect involved. Design projects can be budget friendly with beautiful results, but that does not mean that they are done overnight. When a client orders a luxury custom sofa or high end cabinets, they must not expect it in two weeks.  In stunning design, patience is a virtue. We demand quality for our clients, and sometime that requires waiting a bit longer. That being said, once orders are placed they need to be tracked....which we take care of. We follow up with vendors to make sure that things are shipping on time, and if there is a delay, we make sure the client aware of it.  We make arrangements for delivery, so you don't have to.

 

8. Construction remodels

 

This is where qualified contractors are important. Sometimes dealing with contractors on your own, as a homeowner, can be problematic. In my experience, architects, designers and contractors have relationships, over time, that have been built on trust.  This is probably one of the biggest bonuses for clients that hire me. Any contractor that I recommend for your project I would trust working on my own personal projects.

 

9. Final staging

 

If decorating and furniture layout is part of your scope, once all furnishings have been delivered and installed, I stage the space by placing furniture in the desired areas, and positioning all extra pieces in a manner that reflects the final desired look.

 

 

Kitchen or Bath Remodel​​​​

PAD interiors has numerous calls for kitchen and bath remodeling projects.

In our experience "full service" has applied to most kitchen or bath remodels, due to the overwhelming transformation that these projects entail. The client may also request services a la carte, i.e. concept design, space planning, specifications, etc. No matter what your budget, we pride ourselves in creating amazing kitchens and bathrooms.

Autcad drawings and 3d modeling

 

PAD Interiors provides full service AutoCAD drawings complete with specifications, notes and callouts. A book of Interior Drawings, Specifications and Schedules can be assembled to aid in the bidding process for various areas of a project such as Cabinetry, Stone and Tile layouts, and Floor Finishes and more.

Formulation of preliminary space plans and two and three dimensional design concept studies and sketches that integrate the client's program needs and are based on knowledge of the principles of interior design and theories of human behavior



 

Interior Decorating/detailing

 

PAD Interiors has the eye and expertise as well as valuable trade sources to provide that designer touch to complete a home's decor. Custom Furnishings, Window Treatments, Area rugs, Art and Accessories are the finishing touches that make such a difference.

 


 

Project management

 

Often a remodel or smaller interior projects can be run entirely through your designer. They can assure that the Design Development you have worked so hard on is executed with reliable and reputable trade  sources professionally on time and on budget
